One part of Glen Allen is looser. Another is still tighter

Real estate, DOTW + Market Udates: Glen Allen

Glen Allen covers two ZIP codes, 23059 and 23060. The Real Estate Data Aggregator counted 330 homes sold across both in the three months ending July 31, 2026. That number is down 10.6% from the same months in 2025. But the two ZIPs are not moving the same way.

ZIP 23059: more choices, a little more room

The Real Estate Data Aggregator counted 137 homes for sale in 23059 during the period. That is up 65.1% from a year before. New listings rose 53.5% to 241. Supply climbed to 2.3 months, up a full month from 2025. Prices dipped a little: the median sale price was $570,000, down 0.9% year over year. Homes still sold in a median of 18 days, one day faster than the year before. But the share that sold above list fell 8.5 points to 36.4%. Buyers in 23059 have more options than they did a year ago, and that shows up in the numbers.

One bright spot in 23059: the Real Estate Data Aggregator found that 42.4% of homes went under contract within two weeks of listing. That share is up 10.2 points from a year before. Priced well, homes here still move.

ZIP 23060: fewer listings, faster pace

The Real Estate Data Aggregator counted only 78 homes for sale in 23060, down 2.5% from a year ago. New listings fell 9% to 171. Supply sits at 1.6 months. Homes sold in a median of 15 days, two days faster than the year before. The median sale price was $441,250, up 2.6% year over year. Nearly half of all homes, 46.6%, sold above list price. That share is down 3.1 points from 2025, so it is not quite as sharp as it was. But 23060 is still the tighter of the two markets.

What rates are doing to every buyer right now

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That is the cost of money sitting behind every offer in both ZIPs. The National Association of Realtors reported that the national months of supply reached 4.9 months, the highest level in over ten years. Glen Allen's 2.3 months in 23059 and 1.6 months in 23060 are both well below that national figure. This market is still tighter than the country as a whole.

What this split means for you

If you are buying in 23059, more inventory gives you a little more room. Fewer homes are drawing competing offers. You may have space to negotiate. If you are buying in 23060, inventory is thin and homes are moving in 15 days. Being ready to move quickly still matters there.

If you are selling in 23059, pricing precisely matters more than it did a year ago. Supply is up sharply, and the share selling above list has dropped. In 23060, sellers are still seeing strong sale-to-list ratios, but the market has eased a small amount from last year's pace.

In short
  1. The three months ending July 31, 2026 show 23060 as the tighter ZIP: 1.6 months of supply, 15-day median, and 46.6% of homes selling above list.
  2. ZIP 23059 has loosened, with 2.3 months of supply and a median price dip of 0.9%.
  3. One ZIP code can read very differently from the other, and one street can read differently from its ZIP.
  4. The numbers above are a starting point, not the whole story for your home.
