More listings are giving Glen Allen buyers more room to compare
The Real Estate Data Aggregator counted 215 homes for sale across ZIP codes 23059 and 23060 in the three months ending July 31, 2026. That is up 31.9% from the same period a year before. More choices exist for buyers. But the market is not loose.
The National Association of Realtors put U.S. supply at 4.9 months as of its most recent reading. Glen Allen's two ZIPs sit well below that. ZIP 23059 had 2.3 months of supply. ZIP 23060 had 1.6 months. Buyers have more to look at than last year. Sellers still hold most of the leverage.
New listings drove the inventory rise
The Real Estate Data Aggregator recorded 412 new listings across both ZIPs in the three months ending July 31, 2026. That is up 19.4% from the same stretch in 2025. Most of that gain came from 23059, where new listings rose 53.5%. In 23060, new listings actually fell 9%.
Buyers are comparing more, but homes still move quickly
More inventory has not slowed sales much. The Real Estate Data Aggregator found that 42.4% of homes in 23059 went under contract within two weeks of listing. That share is up 10.2 points from a year ago. In 23060, 44.7% went under contract within two weeks, though that share slipped 4.1 points.
| 23059 | 23060 | |
|---|---|---|
| Median sale price | $570,000 | $441,250 |
| Median days on market | 18 | 15 |
| Sale-to-list ratio | 100.2% | 100.7% |
| Sold above list price | 36.4% | 46.6% |
| Under contract within 2 weeks | 42.4% | 44.7% |
Prices held mostly steady
In 23059, the Real Estate Data Aggregator put the median sale price at $570,000, down 0.9% from a year before. That is a small dip, not a slide. In 23060, the median was $441,250, up 2.6%. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026.
Mortgage rates crossed 7% again
Freddie Mac reported the 30-year fixed rate averaged 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That affects how far a buyer's budget stretches.
What this means if you are selling
The Real Estate Data Aggregator counted 330 homes sold across both ZIPs in the three months ending July 31, 2026. That is down 10.6% from a year ago. Pending sales across both ZIPs totaled 318, down 7.3%. Fewer buyers are closing deals. The ones who are have more homes to compare before they choose.
In 23059, the share of homes that sold above list price fell 8.5 points to 36.4%. In 23060 it fell 3.1 points to 46.6%. Both ZIPs still average at or above list price overall. But the cushion is thinner. Pricing precisely matters more now than it did a year ago.
What this means if you are buying
More listings mean more chances to compare before you commit. That is a real shift from a year ago. But 23060 still moves at a median of 15 days. 23059 moves at 18 days. Well-priced homes are not waiting around. Come prepared.
- Glen Allen has more homes for sale than it did a year ago, but supply at 1.6 to 2.3 months is still far below the national level of 4.9 months reported by the National Association of Realtors.
- Prices are roughly flat.
- Homes that are priced well still sell fast.
- The difference now is that buyers can compare before they decide, so presentation and price precision matter more for sellers.
These numbers cover all of 23059 and 23060. One street, one neighborhood, or one price range can read very differently from the ZIP as a whole. The data as of October 5, 2026 is the starting point, not the whole story.
