Inside 2530 Whitecastle Dr: A 9,051 Sq Ft New Build in Midlothian

Mike Boone recently walked through 2530 Whitecastle Dr in Midlothian and posted the full tour on YouTube. This one is a little different: Mike is both the owner and the listing agent, so the tour goes deeper than a typical showing.

Why new construction here is unusual

Whitecastle Dr sits in the Rosemont corridor of Midlothian's 23113 zip code. The neighboring homes were built between 1992 and 1997, with an average build year of 1993. That context matters. When the agent says new construction is rare in this corridor, the surrounding street reflects it.

"You don't find new construction very often in this corridor right here."

The 23113 zip code tends to carry the higher price points within Midlothian. According to Redfin, homes there are described as highly competitive, with properties going pending in around six days and selling roughly 7 percent above list price. A new build at this scale stands out even within that market.

What the floor plan is actually doing

The house is listed at 9,051 square feet across three levels, with 6 bedrooms and 7.5 bathrooms. That number alone does not tell you much. The layout does.

The first floor has 10-foot ceilings and 8-foot doors throughout. The primary suite is on the main level, with direct access to both the covered deck and the open grilling deck. His-and-hers walk-in closets, both with custom wood built-ins, sit off the bedroom. The shower has dual heads and is designed so you can start the water from outside the spray without getting wet.

The kitchen and family room open onto the covered deck on one side and the grilling deck on the other. Sonos surround sound runs in both the family room and on the covered deck. The Sonos home theater system supports wireless multi-room audio, so the same source plays inside and outside without a separate installation.

"If you can envision these doors open here and then your doors open over there, you just have this natural flow from inside to outside."

A butler's pantry sits behind the kitchen with a second dishwasher, a wine rack, and roll-out drawers. There is a laundry room, a dedicated office with a vaulted ceiling, and a mud room with built-ins and direct access to the garage.

The second floor and multi-generational design

Four bedrooms occupy the second floor, and every one has its own private bathroom. There are two additional tubs on this level. A second-floor stackable washer and dryer hookup means laundry does not have to go to the main floor.

The room above the three-car garage runs approximately 1,100 to 1,200 square feet. Casey, the developer, described uses ranging from a golf simulator to a bunk room to a space that could be divided into three separate rooms.

"Multi-generational living is becoming more and more of a thing. I wanted to make sure we had enough primary suites to make those type of buyers happy."

The second-floor primary has its own walk-in closet with custom built-ins, his-and-hers sinks on opposite ends of the bathroom, and a porcelain tile shower that could be converted to a steam shower. A flat roof section was positioned so that room and the adjacent bedroom face unobstructed sunset views.

The basement and the infrastructure underneath

The basement runs approximately 2,200 square feet with 10-foot ceilings and LVP flooring that is waterproof all the way through, not just on the surface. It was left unfinished on purpose. The developer wanted the next owner to decide what goes there, whether that is a full kitchen, a billiard room, or something else entirely.

The basement also holds a full suite with two walk-in closets, a private bathroom, and its own exterior door. It functions independently from the rest of the house.

The infrastructure underneath all of this is worth understanding. The home carries 600 amp electrical service on the exterior. According to Nassau National Cable, 600 amp service applies to houses over 10,000 square feet and luxury homes with large theaters, multiple kitchens, pools, spas, and home automation. Most new homes come with a 200 to 250 amp feed. Installing 600 amp service is described as expensive, with estimates ranging from $40,000 to $100,000 depending on location. It is already done here.

Two tankless water heaters sit on opposite ends of the house because the footprint runs approximately 100 feet long. The crawl space under the front porch is fully encapsulated and conditioned to match the rest of the house. Superior walls in the basement carry a 15-year structural warranty. Cat 6 wiring runs throughout every level, including the basement.
