Eastern Henrico has more listings, but one part is still moving fast

The wider picture: rates and national supply
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Rates at that level affect what buyers can afford, which puts more pressure on pricing. The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Eastern Henrico's supply, at 2 to 2.9 months depending on the ZIP, is tighter than that national figure. VAR reported the statewide median sold price in Virginia at $449,000 in August 2026, well above what any Eastern Henrico ZIP recorded this period.
