Powhatan still moved fast, but buyers had a bit more room

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest since January 2025, according to Realtor.com. Borrowing costs matter, and buyers in Powhatan are feeling them. Even so, the market here did not stall.

The Real Estate Data Aggregator counted 130 homes sold in ZIP 23139 in the three months ending July 31, 2026. That is up 18.2% from the same period a year ago. More homes sold, and nearly half of them went under contract in the first two weeks. That is not a slow market.

Prices dipped a little, and that is worth noting

The Real Estate Data Aggregator puts the median sale price in 23139 at $497,475 for the period. That is down 1.2% from a year ago. A small dip, not a collapse. The average home still sold at 99.6% of its list price. Sellers who priced correctly still got very close to what they asked.

For context, the Virginia Association of Realtors reported 10,362 closed sales statewide in July, up 1.8% from a year ago. The statewide median sales price in July came in at $448,000, up $13,000 from a year ago. Powhatan's median sits above that statewide figure, even with the slight year-over-year dip.

Buyers have a little more breathing room than last year

The Real Estate Data Aggregator shows 36.2% of Powhatan homes sold above list price in the three months ending July 31, 2026. That is down 3.8 points from a year ago. Fewer bidding wars does not mean no competition. It means buyers are not automatically losing if they do not go over asking.

Inventory is also a little looser. The Real Estate Data Aggregator counted 110 homes for sale in 23139 during the period, up 20.9% from a year ago. New listings rose 12.2% to 165. More choices, but supply is still at just 2.6 months. That is a seller's market by most measures.

The national picture adds some pressure

The National Association of Realtors reported existing-home sales fell 2.0% in August 2026 nationally. Year-to-date through the first eight months of 2026, sales are up 1.6%. Nationally, months of supply hit 4.9 months, the highest level in over ten years, per the National Association of Realtors. Powhatan's 2.6 months is well below that.

Realtor.com reported active listings up 6.3% nationally from a year ago. The Virginia Association of Realtors reported active listings statewide at 28,357 at the end of July, up 13.4% from a year ago. More supply at every level means buyers have options. That is part of why the above-list share in Powhatan slipped.

What this means if you own a home in Powhatan

Speed still favors sellers here. The Real Estate Data Aggregator shows the median days on market was 20, only 2 days longer than a year ago. Nearly half of homes went under contract in two weeks. That is a strong signal for a well-priced home.

But not every listing drew the same response. Pending sales in 23139 were down 4.6% from a year ago, per the Real Estate Data Aggregator. Some homes are sitting longer. Pricing and condition still separate the fast sales from the slow ones.

In short
  1. Powhatan's market in the three months ending July 31, 2026 was active and relatively quick.
  2. Volume rose, supply stayed low, and most homes sold near asking price.
  3. The edges softened a little compared to a year ago, which gives buyers slightly more room without handing them the upper hand.

One more thing worth remembering: the numbers above cover all of ZIP 23139. One street or one neighborhood can read very differently from the ZIP as a whole. If you want to know what the data says about your specific address, reach out.
