Powhatan saw more listings and more sales, even as prices edged down
The one fact that changes what a Powhatan homeowner should do right now: supply is rising faster than demand. The Real Estate Data Aggregator counted homes for sale in 23139 up 20.9% year over year, while homes sold rose 18.2%. More choices for buyers means pricing your home carefully matters more than it did a year ago.
Demand held up. The Real Estate Data Aggregator shows 130 homes closed in those three months, and 46% of listings went under contract within two weeks of hitting the market. That share dipped just 0.2 points from a year ago. Buyers are still moving when a home is priced right.
Price dipped a little. Speed held mostly steady.
The Real Estate Data Aggregator put the median sale price in 23139 at $497,475, down 1.2% from the same three months in 2025. That is a small move, not a collapse. Homes spent a median of 20 days on market, just 2 days longer than a year ago. The market did not stall. It slowed slightly.
The Real Estate Data Aggregator shows homes in 23139 averaged 99.6% of list price. That is strong. Still, the share selling above list fell 3.8 points to 36.2%. Sellers who price at the ceiling are leaving less room for error than they had a year ago.
Mortgage rates crossed 7% again. That shapes what buyers can afford.
Freddie Mac reported the 30-year fixed rate averaged 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That adds cost for buyers financing a purchase. It also explains why pending sales in 23139 dipped 4.6% year over year, even as closed sales rose.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Powhatan's 1.2% dip ran slightly against that national trend. CNBC reported inflation-adjusted prices also fell 1.6% year over year in Miami, showing Powhatan is not alone in seeing modest softening. CNBC also reported that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions, and that 194 ultra-luxury sales of $10 million or more closed in Miami-Dade in the first eight months of 2026. Those figures reflect a very different price tier and buyer pool than Powhatan's market, where most buyers are financing purchases and the median sale price sat at $497,475.
What this means if you own a home in Powhatan
More listings are coming. Buyers have more to compare yours against. The National Association of Realtors put national months of supply at 4.9 months, the highest level in over ten years. Powhatan's 2.6 months of supply is tighter than that national figure, so local demand is still real. But a home priced above what recent sales support will sit longer now than it would have a year ago.
- Powhatan's 23139 zip code, in the three months ending July 31, 2026, had more listings, more sales, and a median price that edged down 1.2% to $497,475. Homes still moved in 20 days at 99.6% of list.
- The market is active.
- It is also more competitive for sellers than it was a year ago.
One note: these numbers cover all of 23139. One street or one neighborhood can read very differently from the zip code as a whole. A home on a larger lot, or in a particular part of Powhatan, may have its own story.
