The three months ending August 31, 2026 told a clear story in Powhatan's 23139 zip code. Inventory rose 39.3%, according to the Real Estate Data Aggregator. That means sellers have real competition now. But buyers are not sitting still: the median home still sold in just 19 days.

That 19-day figure is actually one day shorter than the same period in 2025, per the Real Estate Data Aggregator. More supply came to market, and buyers absorbed it at nearly the same pace. That is the tension worth understanding before you price or make an offer.

The Real Estate Data Aggregator counted 159 new listings in 23139 during those three months, up 32.5% from a year before. More sellers entered the market. Yet 117 homes still closed, and the median price reached $525,000, up 3.4% from 2025. Prices did not fall with the added supply.

That 47.9% figure is up 9.8 points from the same period in 2025, per the Real Estate Data Aggregator. Nearly half of all listings found a buyer in 14 days or fewer. That is a meaningful signal for anyone setting a price or planning a search.

At the same time, 33.3% of homes sold above list price, up 1.4 points year over year, according to the Real Estate Data Aggregator. Not every home drew multiple offers, but a third of them did. Pricing still matters a great deal.

The broader picture: Virginia and the U.S.

Powhatan is not alone in seeing more listings. VAR reported 28,560 active listings statewide at the end of August 2026. The National Association of Realtors reported that U.S. inventory reached 1.60 million homes in September 2026. Supply is growing in most markets.

VAR also reported a statewide median sold price of $449,000 in August 2026. Powhatan's $525,000 median sits above that line, per the Real Estate Data Aggregator. The gap reflects Powhatan's larger lots and lower density compared with many other parts of the Richmond metro.

Mortgage rates are a real factor right now. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71% the same week. Those rates shape what buyers can afford, which in turn shapes how many offers a seller receives.

What this means if you own a home in Powhatan

More competition is real. Months of supply rose to 3.1, up 0.8 months from a year ago, per the Real Estate Data Aggregator. Buyers have more homes to compare yours against. Pricing precisely matters more than it did in 2025.

That said, pending sales in 23139 came in at 117 for the period, and the market absorbed a 39.3% jump in available homes without a price decline. A well-priced home in Powhatan is still finding buyers quickly. The data does not support panic, but it does support careful strategy.

Powhatan's commute profile is worth noting for buyers. Route 288 connects the area to Midlothian and the West End. The Powhite Parkway is the main toll route into downtown Richmond. Both corridors carry real rush-hour volume, and that is a factor many buyers weigh before they commit.

In short
  1. In the three months ending August 31, 2026, Powhatan's 23139 zip code saw 39.3% more homes for sale than a year ago.
  2. Yet the median sale still closed in 19 days, prices rose 3.4% to $525,000, and nearly half of all listings went under contract within two weeks.
  3. More supply did not slow the market.
  4. It just raised the stakes on pricing.

One more thing: these are zip-code numbers. A single street, a specific school district, or a particular lot size can read very differently from the 23139 average. If you want to know where your home or your search stands, the zip-wide data is only the starting point.
