Powhatan inventory is up, but homes are still moving
The Real Estate Data Aggregator counted homes for sale in ZIP 23139 up 39.3% from a year ago. That is the headline number. But before sellers worry, look at what happened alongside it: 117 homes still closed, prices rose, and the median days on market actually got shorter.
More inventory means buyers have more to compare. Pricing and presentation matter more when a shopper can walk away to the next listing. That is the honest reality of where 23139 sits right now.
Prices held and even gained ground
The Real Estate Data Aggregator put the median sale price at $525,000, up 3.4% from the same three months in 2025. Sellers got 99.6% of their list price on average. That is down just 0.4 points from a year ago, a small dip, not a slide.
Buyers are still moving quickly
Nearly half of all 23139 homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 47.9%, up 9.8 points from a year ago. That tells you demand is real, even with more supply on the market.
One in three homes, 33.3% to be exact, sold above list price. The Real Estate Data Aggregator shows that share is up 1.4 points from a year ago. Not every home drew a bidding war, but a meaningful share still did.
New listings are feeding the supply
The Real Estate Data Aggregator counted 159 new listings in 23139 during those three months, up 32.5% from a year ago. More sellers are coming to market. That is where the added inventory is coming from.
Pending sales dipped 7.1% from a year ago, the Real Estate Data Aggregator shows. That is a number worth watching. It suggests the pipeline going forward is a little lighter than last year at this time.
The bigger picture: Virginia and the U.S.
Virginia Association of Realtors reported 30,001 active listings across the state by the end of September. That same report counted 8,410 closed sales in September, with a statewide median sales price of $420,000. Powhatan's $525,000 median sits well above that statewide figure.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Prices nationally were up 1.3%. Powhatan's 3.4% price gain outpaced that national figure.
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68%. Rates at that level shape what buyers can afford, and that matters for how sellers price.
What this means if you own in Powhatan
Supply is up, but it has not stopped homes from selling. The median days on market is 19, and nearly half of listings went under contract in two weeks. Priced well and presented well, a Powhatan home is still moving.
The small dip in the sale-to-list ratio and the 7.1% drop in pending sales are worth noting. They are not alarm signals, but they do say this is not the moment to overprice and hope.
- 23139 has more inventory than a year ago, and homes are still selling in a median of 19 days at 99.6% of list price.
- Pricing and presentation are doing more work now than they were a year ago.
