One part of Midlothian is moving faster than the rest

Nationally, Realtor.com put the median days on market at 61 days for the week ending October 10, 2026. In one part of Midlothian, the Real Estate Data Aggregator counted a median of 14 days. That gap is not a rounding error. It changes what you should do before you list.

The numbers, by ZIP code

Midlothian covers three ZIP codes, and they do not behave the same way. The Real Estate Data Aggregator tracked each one separately for the three months ending August 31, 2026. Here is what it found.

Median days on market by ZIP, three months ending August 31, 2026
23113 – Midlothian, VA14 days23112 – Midlothian, VA17 days23114 – Midlothian, VA25 days23120 (Moseley)26 daysNational (Realtor.com)61 days

Every local ZIP ran well below the national pace. But 23113 was the fastest, at 14 days, two days shorter than the same period a year ago, according to the Real Estate Data Aggregator. That is where sellers had the least time to wait.

Supply tells the same story

ZIP 23114 had just 1.6 months of supply, the tightest of any ZIP here, per the Real Estate Data Aggregator. That is also down 0.2 months from a year ago. Moseley, ZIP 23120, had 3.1 months, and that number rose 0.6 months year over year.

ZIP 23113 had the highest median sale price at $777,500, up 10.8% from a year ago per the Real Estate Data Aggregator. Nearly 43.5% of homes there sold above list price. That is a different conversation than 23112, where the median dipped 1.4% to $443,500.

23112 is not one neighborhood

It is worth saying plainly: 23112 holds both older neighborhoods like Brandermill and Woodlake and newer construction like RounTrey. The Real Estate Data Aggregator shows 273 homes sold there in the three months ending August 31, 2026, the highest count of any ZIP here. But the median price slipped 1.4%. Not every part of 23112 reads the same way.

The broader picture

Across all four ZIPs together, the Real Estate Data Aggregator counted 639 homes sold in the three months ending August 31, 2026, down 12.6% from a year ago. New listings rose 4.9% to 707. Homes for sale climbed 13.6% to 468. More choices for buyers, a bit more patience required for sellers.

Rates are part of the equation

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%. Those numbers affect what buyers can afford, which in turn affects how many offers a seller sees. The National Association of Realtors reported that existing-home prices nationally were up 1.3% in September 2026, while sales reached 3.99 million units.

Virginia's statewide picture adds context. VAR reported 8,985 closed sales statewide in August 2026, with a median sold price of $449,000 and 28,560 active listings at month's end. The local ZIPs here each sit within that broader Virginia story, but they each tell a different chapter.

In short
  1. For the three months ending August 31, 2026, the Real Estate Data Aggregator shows 23113 selling fastest at 14 days and 23114 carrying the tightest supply at 1.6 months.
  2. Moseley (23120) had the most inventory relative to demand at 3.1 months.
  3. And 23112 covers a wide range of neighborhoods and price points.
  4. One ZIP code is not the whole story, and one street can read differently from the ZIP around it.
