One part of Hanover moved much faster than another
Hanover did not move as one market this summer. The Real Estate Data Aggregator counted 468 homes sold across the county in the three months ending July 31, 2026. But the story inside that number splits in two directions, depending on where you are.
CNBC reported that inflation-adjusted home prices fell 1.6% year over year in Miami. In that same market, CNBC counted 194 ultra-luxury sales of $10 million or more in Miami-Dade County in the first eight months of 2026, and reported that 82% of Miami condo sales valued at $1 million or more were all-cash transactions in 2025. The Wall Street Journal reported that billionaire Chris Rokos sold his mansion in Manalapan, Florida for $83.2 million. Hanover is a different story, and even within Hanover, no single number tells the whole truth.
The fastest ZIP and the slowest ZIP
ZIP 23192 was the fastest part of Hanover. The Real Estate Data Aggregator put the median days on market there at 12 days. Nearly half of all homes, 46.7%, went under contract within two weeks of listing.
ZIP 23047 was the other end. The Real Estate Data Aggregator counted 6.9 months of supply there, and only 20% of homes went under contract within two weeks. Not one home sold above list price.
| 23192 | 23047 | |
|---|---|---|
| Median days on market | 12 days | no data |
| Months of supply | 2.7 months | 6.9 months |
| Under contract in 2 weeks | 46.7% | 20% |
| Sold above list price | 36.4% | 0% |
| Sale to list price | 99.7% | 90.9% |
That 90.9% sale-to-list ratio in ZIP 23047 means sellers there gave back real money to close a deal. In 23192, sellers held firm at 99.7% of list.
The two biggest ZIPs: 23116 and 23111
Most of Hanover's volume came from two ZIPs. The Real Estate Data Aggregator counted 141 homes sold in 23116 and 164 in 23111, the three months ending July 31, 2026. Both moved quickly.
In 23116, more than half of all homes went under contract within two weeks, according to the Real Estate Data Aggregator. In 23111, 48.3% did. Both ZIPs had sellers averaging above list price.
ZIP 23005: more listings, more sales, but a price dip
ZIP 23005 saw a surge in activity. The Real Estate Data Aggregator counted 91 homes sold, up 31.9% from the same period last year. New listings jumped 48.5%. But the median sale price fell 10.2% to $439,950.
More supply came to market, and prices adjusted. That is not a collapse. The sale-to-list ratio was 100.3%, and 46% of homes went under contract within two weeks. Sellers still got their price. They just listed lower to get there.
ZIP 23015: higher price, slower pace
ZIP 23015 had the highest median sale price in Hanover at $599,900, up 6.3% year over year, according to the Real Estate Data Aggregator. But homes there took 54 days to sell, 14 days longer than last year.
Only 23.5% of homes went under contract within two weeks. Supply rose 73.3%. Buyers in 23015 had more to choose from and took their time.
Rates and the national picture
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60%. Those numbers shape what buyers can afford, and they affect how long homes sit.
The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Hanover's tightest ZIPs, 23116 at 1.4 months and 23069 at 1.1 months, are well below that national figure.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Hanover's results varied: some ZIPs beat that, some fell below it.
What this means for buyers and sellers
If you are selling in 23116 or 23192, the data supports a sharp list price. Homes moved in under two weeks and sold at or above list. Pricing low to spark a bidding situation has worked here.
If you are selling in 23047 or 23015, the market asks for patience and a realistic number. Supply is higher. Buyers have choices. The sale-to-list gap in 23047 shows what happens when a price does not meet the market.
Buyers in the tighter ZIPs should expect to move quickly and come prepared. In 23116, nearly 4 in 10 homes sold above list price, according to the Real Estate Data Aggregator. Having financing ready before you look is not optional in those areas.
