More listings are showing up, but Midlothian and Moseley are still moving
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 468 homes for sale across Midlothian and Moseley in the three months ending August 31, 2026. That is up 13.6% from the same period in 2025. More competition for sellers. More choice for buyers. But homes are still closing, and the numbers behind that headline look different depending on which zip code you are in.
The Real Estate Data Aggregator counted 639 closed sales across these four zip codes. That is down 12.6% from a year ago, which is worth noting. But 639 closings in one quarter is not a slow market. Pending sales sat at 603, which tells you demand is still present. The market shifted, but it did not stop.
Nationally, the National Association of Realtors reported 3.99 million existing-home sales in September 2026. Inventory nationally rose to 1.60 million homes. Existing-home prices were up 1.3% from a year earlier. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. That rate is shaping buyer budgets here the same as everywhere else.
ZIP 23112: Inventory up, but homes are still selling at full price
The Real Estate Data Aggregator counted 273 homes sold in 23112 in the three months ending August 31, 2026. That is down 15.5% from 2025. New listings rose 13.9%, so there is more supply than a year ago. Even so, the average sale came in at exactly 100% of list price. Sellers here are not giving ground on price. Days on market came in at 17, which is 3 days longer than last year but still fast. 23112 covers a wide range, from older neighborhoods like Brandermill and Woodlake to newer construction like RounTrey. The numbers here are an average across all of them.

ZIP 23113: Fewer sales, but prices and speed both held up
23113 is typically the higher price point in Midlothian. The Real Estate Data Aggregator counted 92 homes sold there in the three months ending August 31, 2026. That is down 32.8% from a year ago, and homes for sale jumped 55.8%. Those are the two facts sellers here need to sit with. But here is the other side: the median sale price rose 10.8% to $777,500. Homes sold in a median of 14 days, 2 days faster than last year. The average sale came in at 101% of list price. And 43.5% of homes sold above list, up 2.6 points from 2025. Fewer homes sold, but the ones that did sold well.

The median sale price came in at $475,000, up 5.6%. Days on market were 25, which is 6 days longer than last year. That is the honest admission here: buyers in 23114 are taking a little more time. ZIP 23120 (Moseley): Homes are selling faster than last year
Moseley showed one of the more interesting shifts in the group. The Real Estate Data Aggregator counted 135 homes sold in 23120, down 12.3% from 2025. But the median days on market dropped to 26, which is 10 days shorter than a year ago. The share of homes going under contract within two weeks rose 7.3 points to 38.4%. The average sale came in at 100.7% of list price. Fewer homes sold overall, but the ones that were priced right moved faster. How the zip codes compare on the measures that matter most
What the Virginia picture adds
VAR reported 30,001 active listings across Virginia at the end of September 2026. Statewide, 8,410 homes closed in September and the median sales price across Virginia came in at $420,000. The Midlothian zip codes and Moseley are all running above that statewide median. That context matters: this market is not a laggard. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Rates at that level are part of why some buyers are moving more slowly, which shows up in the longer days on market in 23114 and 23120.
- More listings are in the market than a year ago.
- Fewer homes closed overall.
- But sale-to-list ratios are holding at 100% or above across all four zip codes.
- Prices are up in three of the four.
- And the fastest zip code, 23113, moved homes in a median of 14 days.
- The market shifted.
- It did not stop.
One more thing worth saying: the combined numbers for Midlothian and Moseley tell one story. The numbers for your street may tell a different one. A neighborhood inside 23112 like Brandermill reads differently from RounTrey. Hallsley in 23112 reads differently from Tarrington in 23114, which is in the James River High School district while Hallsley is in the Midlothian High School district. Moseley at 3.1 months of supply is a different conversation from 23114 at 1.6 months. The zip code is a starting point, not the whole answer.
