More listings are showing up, but Midlothian and Moseley still stay tight
The number that matters most right now: the Real Estate Data Aggregator counted 468 homes for sale across Midlothian and Moseley in the three months ending August 31, 2026. In that same window, 639 homes sold. More listings are arriving, but demand is still outrunning supply.
The Real Estate Data Aggregator shows inventory across these four ZIPs rose 13.6% from a year before. New listings climbed 4.9%. That is real progress for buyers. But 13.6% more supply still leaves you with fewer choices than homes that are closing.
Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest level in over ten years. Here, the Real Estate Data Aggregator tells a different story. ZIP 23114 sat at 1.6 months. ZIP 23112 sat at 2.1 months. ZIP 23113 sat at 2.2 months. ZIP 23120 was the loosest at 3.1 months. All four are well below the national figure.

Homes moved in a median of 17 days. Pending sales were actually up 5.4%, a sign that buyers are still active.

The rate picture
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com reported that rates reached their highest level in nearly three years that same week, citing 7.28%. Rates at this level slow some buyers, which is part of why sales counts dipped in a few ZIPs.
Virginia's picture vs. this market
VAR reported 28,560 active listings across Virginia at the end of August 2026, with a statewide median sold price of $449,000 and 8,985 closed sales in August. Midlothian's ZIP 23113 at $777,500 sits well above that statewide median. ZIP 23114 at $475,000 and ZIP 23112 at $443,500 are close to it. Moseley's 23120 at $639,112 is above it.
Realtor.com reported active listings nationally were up 6.7% from a year ago, the fastest pace since February. The Real Estate Data Aggregator shows Midlothian and Moseley rose 13.6%, faster than the national pace. Even so, supply here is tighter than the national picture suggests.
What this means if you are selling
More listings means buyers have more to compare. In ZIP 23112, the share of homes that sold above list price slipped 1.8 points to 34.1%. In ZIP 23114, days on market rose 6 days. These are small moves, not a reversal. But they do mean pricing and condition matter more than they did a year ago.
In ZIP 23113, the picture went the other way. The share that sold above list rose 2.6 points to 43.5%. The sale-to-list ratio held at 101%. The homes that sold there held their price and moved quickly.
What this means if you are buying
You have more choices than you did a year ago in every ZIP here. But supply is still well below five months in all four. The Real Estate Data Aggregator shows that in ZIP 23112, 44.2% of homes went under contract within two weeks of listing. In ZIP 23113, that figure was 43.5%. Well-priced homes are still moving fast.
- The Real Estate Data Aggregator counted 468 homes for sale against 639 sold in the three months ending August 31, 2026. Inventory is up 13.6% and new listings rose 4.9%, so buyers have more to look at.
- But every ZIP here sits below 3.2 months of supply.
- Sellers still hold an edge, though pricing and preparation matter more than they did a year ago.
- One street can read very differently from its ZIP code overall.
