More listings are showing up, but Midlothian and Moseley still move fast
These numbers cover the three months ending July 31, 2026. That context matters: reading old numbers as today's market leads to the wrong price.
The National Association of Realtors put national supply at 4.9 months, the highest level in over ten years. Midlothian and Moseley are a different story. The Real Estate Data Aggregator counted 479 homes for sale across ZIP codes 23112, 23113, 23114 and 23120, up 11.7% from a year before. Supply is rising here too. But it is rising from a very low base.
More listings did not slow buyers down much. The Real Estate Data Aggregator counted 665 pending sales across the four ZIP codes. That is more homes under contract than there are homes for sale. Buyers are still active.
Mortgage rates add pressure for buyers. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Higher rates slow some buyers. The ones who do move tend to move on the homes that are priced and presented well.
Each ZIP code tells a different story
Midlothian is not one neighborhood or one price point. The three ZIP codes that carry a Midlothian mailing address each read differently. Moseley, ZIP 23120, reads differently still.
| 23112 | 23113 | 23114 | 23120 | |
|---|---|---|---|---|
| Median sale price | $437,000 | $778,500 | $499,950 | $623,807 |
| Homes sold | 292 | 113 | 141 | 142 |
| Median days on market | 15 | 13 | 20 | 24 |
| Sale to list price | 100.2% | 102% | 100.9% | 101.1% |
| Months of supply | 2 | 1.9 | 1.8 | 3 |
ZIP 23112: the biggest market, with a small price dip
The Real Estate Data Aggregator counted 292 homes sold in 23112, the most of any ZIP here. The median sale price was $437,000, down 4% from a year before. That is a small dip worth noting. It does not mean every home in 23112 sold for less. ZIP 23112 spans older neighborhoods like Brandermill and Woodlake alongside newer construction like RounTrey. Those are not the same market, and they do not price the same way.
Buyers in 23112 are still competing. The Real Estate Data Aggregator found that 41.4% of homes sold above list price, up 1.8 points from a year before. The median home went under contract in 15 days, just one day longer than the year before. Nearly half of all listings, 48.3%, went under contract within two weeks.
ZIP 23113: the highest price point, and the most competitive
ZIP 23113 is typically the higher-end Midlothian ZIP. The Real Estate Data Aggregator put the median sale price at $778,500, up 10.5% from a year before. That is the largest price gain of any ZIP in this report.
Fewer homes sold here, 113, down 16.9% from a year before. New listings also fell 11.3%. Less supply at the top of the market kept competition tight. The average home sold at 102% of list price, up 0.7 points. Nearly half of all homes, 49.6%, sold above list price, up 6.9 points. The median home sold in 13 days, unchanged from a year before.
ZIP 23114: the most sales growth, with days on market rising
ZIP 23114 is the middle-ground Midlothian ZIP. The Real Estate Data Aggregator counted 141 homes sold, up 30.6% from a year before. That is the strongest sales growth of any ZIP here. The median sale price was $499,950, up 8.7%.
One honest note: median days on market rose to 20 days, 6 days longer than a year before. That is the largest increase of any Midlothian ZIP. Homes are still selling, and 46.8% sold above list price, up 5.1 points. But buyers in 23114 are taking a little more time than they did last year.
ZIP 23120 (Moseley): more supply, faster pace than a year ago
Moseley sits in its own ZIP, 23120. The Real Estate Data Aggregator put the median sale price at $623,807, down 4.5% from a year before. Sales held flat at 142 homes, unchanged from a year before.
The picture is mixed but not discouraging. Median days on market fell to 24 days, 13 days shorter than a year before. That is the largest improvement in pace of any ZIP here. The share of homes going under contract within two weeks rose 6.1 points to 43%. The sale-to-list ratio was 101.1%. Moseley has more supply than the Midlothian ZIPs, at 3 months, and that likely explains the softer median price. Homes priced well are still moving.
What this means for sellers
More listings are arriving. The Real Estate Data Aggregator counted 802 new listings across these four ZIPs, up 6.2% from a year before. Nationally, Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. More competition means a mispriced home sits longer. The homes selling above list price, and there are many, are the ones priced to reflect what buyers can see and compare.
Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. Buyers who can afford to move are still moving. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices nationally are not falling. But buyers at 7.28% on a 30-year loan are careful, and they notice when a home is priced above what the comps support.
What this means for buyers
More homes to choose from is real. The 11.7% increase in listings across Midlothian and Moseley gives buyers options they did not have a year ago. But well-priced homes in 23112 and 23113 are still going under contract in two weeks or less. Route 288 connects Midlothian to the West End and Short Pump north of the James River. The Powhite Parkway is the toll road into downtown Richmond. Knowing which commute fits your life helps narrow which ZIP fits your search.
- Supply is up across Midlothian and Moseley, but it is still well below the 4.9-month national level the National Association of Realtors reported.
- Buyers put 665 homes under contract in three months.
- Homes in 23113 averaged 102% of list price.
- The market rewards preparation and pricing.
- One street can read very differently from the ZIP code around it.
