More Homes Hit Chesterfield in September Than Buyers Could Absorb

This post compares three months of single-family home activity in Chesterfield County: July, August, and September 2026. The one thing that splits them is the balance between new listings and new contracts. I pulled every listing in the market, and these numbers are as of October 7, 2026.

July vs. August vs. September: New Listings Against New Contracts
July 2026August 2026September 2026
New listings460409502
New contracts349329332
Listings for every contract1.321.241.5
Middle sold price$430,000$440,000$440,000
Middle days to sell141620
Lower listings-per-contract means buyers and sellers are more evenly matched. September pulled the furthest apart.
In short
  1. September supply jumped. 502 homes came on the market while only 332 found a buyer, 1.5 listings for every contract.
  2. Homes are taking longer. The typical September sale took 20 days, up from 14 in July.
  3. Prices held firm for now. The typical sold price was $440,000 in both August and September, and sellers still got 100% of what they last asked.
  4. Nearly half of today's listings already cut their price. 41.6% of the 764 homes for sale right now have dropped their price, with a typical cut of $18,333.

September brought the most supply of any month, and buyers did not keep up.

July had 460 new listings and 349 new contracts. That is 1.32 listings for every contract. August pulled back: 409 listings, 329 contracts, 1.24 listings per contract. The market was nearly as tight as it had been all spring.

Then September arrived. Listings jumped to 502, the highest of the three months, while contracts slipped to 332. That put 1.5 listings on the market for every buyer who signed a contract.

Supply did not overwhelm the market, but September widened the gap between sellers and buyers more than either of the two months before it.

Days to sell followed the same direction. The typical home sold in 14 days in July, 16 in August, and 20 in September. That is not a slow market by any standard, but it is a real shift from the pace buyers and sellers saw earlier this summer.

Prices held. The typical sold price was $440,000 in both August and September, and sellers still got 100% of their last asking price in September. The market has not broken. It has loosened.

Days to Sell by Month, April Through September 2026
  1. 1April 202611 days
  2. 2May 202611 days
  3. 3June 202613 days
  4. 4July 202614 days
  5. 5August 202616 days
  6. 6September 202620 days
The fastest months were April and May. September was the slowest of the year so far. Lower is faster.

Prices held firm, but the homes sitting unsold right now tell a different story.

Look past the sold data and the picture shifts. There are 764 single-family homes for sale in Chesterfield right now. Of those, 318 have already dropped their price. That is 41.6% of everything on the market.

The typical price drop is $18,333, which works out to 3.3% of what the home first asked. One seller has cut $300,000. These are homes that started at a price the market did not accept.

At the current pace of sales, it would take 2.2 months to sell every home on the market. That still favors sellers. A market tips toward buyers above six months of supply. But 2.2 months in September is different from 2.2 months in April, because more of those 764 homes are sitting with a price cut already attached.

The 30-year fixed mortgage averaged 7.28% as of October 1, 2026, according to Freddie Mac's Primary Mortgage Market Survey. A year ago it was 6.34%. Rates have risen nearly a full percentage point over the past twelve months, and what buyers can afford to offer has moved with them.

What this means if you are selling or buying in Chesterfield right now.

If you are selling, the data says price matters more in October than it did in April. Homes that sold in their first week got 100.8% of their first asking price. Homes that took three months got 95.5% of what they first asked. That gap does not close on its own. The 41.6% of current listings that already cut their price are proof that starting too high is a common mistake right now. Price it where the market is, not where you hope it will be.

If you are buying, more supply and slower days mean you have more options than you did in May. September brought 502 new listings against 332 contracts. That gap is your opportunity, especially above $550,000, where only 63.2% of sellers got their full asking price. Rates are not helping: at 7.28% on a 30-year fixed loan (Freddie Mac, October 1, 2026), your monthly payment on a $440,000 home is meaningfully higher than it was a year ago when rates were 6.34%. Know your number before you make an offer, and do not assume every seller is firm on price.
