Realtor.com reported a 62-day median time on market as of October 22, 2026. That is a national figure. In Hanover County, the Real Estate Data Aggregator counted a range of 15 days to 57 days across ZIP codes in the three months ending August 31, 2026. One number does not describe this county.

Where you are in Hanover changes everything: your strategy, your timeline, and your room to negotiate. Here is what the data shows, ZIP by ZIP.

ZIP 23015 in Beaverdam tells a different story. The median was 57 days, even after improving 11 days from a year before. Buyers there have more time to compare options and negotiate.

Beaverdam is the outlier. Homes sat for a median of 57 days. The median sale price fell 19.5% from a year before, per the Real Estate Data Aggregator. That price shift likely reflects a change in the mix of homes sold, not a broad decline.

Here is the twist: 48% of homes that did sell went above list price. The average sale-to-list ratio was 101.5%. Homes priced right in Beaverdam still attracted competition. Homes priced wrong sat.

Hanover (23069) and Doswell (23047): thin volume, different conditions

ZIP 23069 had only 12 sales. The Real Estate Data Aggregator shows a median of 21 days and 1.3 months of supply. Low inventory kept conditions tight despite light volume.

ZIP 23047 in Doswell had just 4 sales. The Real Estate Data Aggregator counted 8.4 months of supply, and the average sale came in at 92.4% of list price. No home sold above list price. With that few transactions, one sale can move the numbers significantly. Treat these figures as directional, not definitive.

The broader context: rates and national trends

Freddie Mac reported the 30-year fixed mortgage averaged 7.32% as of October 22, 2026. Realtor.com put the current average at 7.40% on the same date. Those rates shape what buyers can afford in every ZIP.

The Virginia Association of Realtors reported 30,001 active listings across Virginia by the end of September 2026, with a statewide median sales price of $420,000 that same month. Hanover's median prices in most ZIPs run above that statewide figure.

The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026, with prices up 1.3% from a year before. Hanover's price gains in 23005 and 23192 ran well ahead of that national pace.

What this means for sellers and buyers

In 23116 and 23111 Mechanicsville, and in 23005 Ashland and 23192 Montpelier, buyers should come prepared. Homes moved in two to three weeks in many cases. Multiple offers remained common.

In 23015 Beaverdam and 23047 Doswell, buyers had more time. Sellers needed pricing discipline. The data shows that correctly priced homes still sold above list, while others sat.

In short
  1. Hanover County covers seven ZIP codes with median days on market ranging from 15 to 57, months of supply from 1.3 to 8.4, and median prices from $426,000 to $585,000, all in the same three-month period.
  2. A county-wide average hides more than it reveals.
  3. Your ZIP, and sometimes your street, tells a different story than the whole.
