Hanover is not moving at one speed

Realtor.com put the national median days on market at 61 days for the week ending October 10, 2026. The Real Estate Data Aggregator counted homes in Hanover selling in as few as 15 days or as many as 57, depending on the ZIP code. That gap is the whole story. Where you live inside Hanover changes what you should expect, and what you should do.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That rate is the same for every buyer in every ZIP code. The market those buyers walk into is not.

ZIP 23116 had the fastest pace. The Real Estate Data Aggregator counted a median of 15 days on market there, 3 days shorter than the same period in 2025. Nearly half of all homes, 47.1%, went under contract within two weeks of listing.

ZIP 23015 took longer at 57 days, but that number comes with a twist. The Real Estate Data Aggregator shows 48% of homes there sold above list price, the highest share in Hanover. The sale-to-list ratio was 101.5%. Homes are sitting longer, but buyers are still paying over asking when they move.

What sellers are getting at the closing table

ZIP 23047 is the outlier on the other end. The Real Estate Data Aggregator recorded a sale-to-list ratio of 92.4% there, and not one home sold above list price. Months of supply reached 8.4 months, well above every other ZIP in this group. Buyers there have more room to negotiate.

The year-over-year price change in 23015 dropped 19.5%, but context matters. The Real Estate Data Aggregator counted only 25 sales there in the three months ending August 31, 2026. A small sample can swing a median significantly. The sale-to-list and above-list numbers tell a different story about demand.

ZIP 23192 saw the largest price gain, up 23.2% year over year, with a median of $585,000. New listings there rose 135.3% compared with the same period in 2025, and homes sold rose 65%. More supply came to market, and buyers absorbed it quickly.

Supply tells the same uneven story

ZIP 23069 had just 1.3 months of supply and only 5 homes for sale at the time of measurement. The Real Estate Data Aggregator counted 12 sales there in the period, with 8 pending. That is a thin market where a single listing can move the needle.

Across all seven ZIP codes together, the Real Estate Data Aggregator counted 444 homes sold, 430 new listings, and 383 pending sales in the three months ending August 31, 2026. That is a county moving at volume. But the averages smooth over the real differences between ZIP codes.

What the national picture looks like by comparison

The National Association of Realtors reported existing-home sales nationally at 3.99 million units in September 2026, with inventory at 1.60 million homes. National prices were up 1.3% year over year. Virginia statewide, VAR reported a median sold price of $449,000 in August 2026, with 8,985 closed sales and 28,560 active listings across the state.

Most Hanover ZIP codes are running above the Virginia statewide median of $449,000. That is worth knowing, but it does not tell a seller on one street what a seller two miles away is facing.

In short
  1. In the three months ending August 31, 2026, Hanover's fastest ZIP sold at a median of 15 days.
  2. Its slowest took 57. Sale-to-list ranged from 92.4% to 101.5%.
  3. One countywide number does not describe any of those markets accurately.
  4. The ZIP code matters.
  5. The street can matter even more.
