Goochland Areas still move faster than the national market

Real estate, DOTW + Market Udates: Goochland Areas

Realtor.com put the national median days on market at 62 days as of October 22, 2026. That number matters because it is the benchmark your home competes against when buyers are shopping across markets. In most Goochland area ZIP codes, homes are moving in a fraction of that time.

The Real Estate Data Aggregator tracked 268 homes sold and 248 pending sales across these ZIP codes in the three months ending August 31, 2026. That is an active market. But the speed, the price, and the competition are not the same in every ZIP.

Real Estate Data Aggregator. Crozier (23039), Oilville (23129), Columbia (23038), and Kents Store (23084) had too few sales for a reliable days-on-market figure.

Sandy Hook (23153) had a median of just 7 days, according to the Real Estate Data Aggregator. Gum Spring (23065) was 12 days. Manakin Sabot (23103) and Maidens (23102) were 21 and 22 days. Every one of those is less than a third of the national pace Realtor.com reported.

Louisa (23093) and Mineral (23117) are a different story. The Real Estate Data Aggregator shows Louisa at 40 days and Mineral at 53 days. Mineral is actually above the national median. Homes there are taking 6 days longer than they did a year ago, per the Real Estate Data Aggregator.

Where buyers are paying over asking

Crozier (23039) stands out at 108.7%, meaning buyers paid well above asking on average, per the Real Estate Data Aggregator. Only 3 homes sold there in the period, so that figure reflects a very thin slice of the market. Manakin Sabot (23103) at 104% and Goochland (23063) at 103.1% are more meaningful given their higher volume.

Kents Store (23084) came in at 97% and Oilville (23129) at 96%, both below list on average. No homes sold above list price in either ZIP, according to the Real Estate Data Aggregator.

In Gum Spring (23065), nearly 42 of every 100 listings went under contract within two weeks, per the Real Estate Data Aggregator. That is a market where hesitation costs buyers. In Louisa (23093), that share was 27.5% and has slipped 5.4 points from a year ago.

Supply is tight in most ZIPs

Goochland (23063) had just 1.2 months of supply, down 2.9 months from a year ago, per the Real Estate Data Aggregator. Homes for sale there dropped 57.1% year over year. That is a sharp tightening.

Mineral (23117) is the exception. Supply there hit 6.4 months, up 3 months from a year ago. Listings rose 16% while sales fell 19.6%, per the Real Estate Data Aggregator. That shift changes the conversation for sellers in that ZIP.

Maidens (23102) and Manakin Sabot (23103) both came in near $900,000, per the Real Estate Data Aggregator. Manakin Sabot's median is up 22.4% from a year ago. Goochland (23063) is up 23.6% year over year to $581,000. Louisa (23093) dipped slightly, down 0.6% to $397,500.

These are not interchangeable markets. A seller in Manakin Sabot and a seller in Louisa are in very different conditions right now.

The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with inventory at 1.60 million homes. National prices were up 1.3% year over year. Locally, several of these ZIPs are running well ahead of that pace.

In short
  1. For the three months ending August 31, 2026, most Goochland area ZIP codes are moving homes far faster than the national median of 62 days Realtor.com reported.
  2. Sandy Hook at 7 days, Gum Spring at 12, Manakin Sabot at 21, and Maidens at 22 are all well under that bar.
  3. Mineral and Louisa are slower, and supply in Mineral is rising.
  4. One ZIP code does not tell your home's story.
  5. The street and the neighborhood inside that ZIP often read differently from the aggregate.
