Real estate, DOTW + Market Udates: Eastern Henrico

More listings does not mean more time. That is the clearest thing the numbers say about Eastern Henrico right now. The Real Estate Data Aggregator counted 266 new listings across ZIPs 23075, 23150, 23231 and 23250 in the three months ending August 31, 2026. Realtor.com reported active listings up 6.7% year over year nationally. Yet in ZIP 23231, 40.5% of homes went under contract within two weeks of listing. That share rose 5.9 points from a year before. More supply did not slow that ZIP down.

ZIP 23231: the fastest clock in Eastern Henrico

The Real Estate Data Aggregator counted 112 homes sold in ZIP 23231 in the three months ending August 31, 2026. The median days on market was 18 days, eight days shorter than the same period in 2025. The average sale came in at exactly 100% of list price. New listings there rose 22.8% year over year to 167. Buyers had more to look at, and sellers still got full price.

The wider picture: rates and national supply

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Rates at that level affect what buyers can afford, which puts more pressure on pricing. The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Eastern Henrico's supply, at 2 to 2.9 months depending on the ZIP, is tighter than that national figure. VAR reported the statewide median sold price in Virginia at $449,000 in August 2026, well above what any Eastern Henrico ZIP recorded this period.
