Eastern Henrico has more listings, but not every part is moving the same way

Real estate, DOTW + Market Udates: Eastern Henrico

More homes are coming to market in Eastern Henrico. That is good news for buyers. But more supply does not mean every ZIP code has slowed at the same pace. The numbers tell three different stories.

VAR reported 30,001 active listings across Virginia by the end of September 2026. Locally, the Real Estate Data Aggregator counted 266 new listings and 175 homes for sale across Eastern Henrico in the three months ending August 31, 2026.

Not everything points up. Homes sold fell 10.5% from a year before, and pending sales dropped 16.2%. The share of homes that went under contract within two weeks fell 10 points, to 38.7%. Buyers have a little more room than they did.

What the wider market is doing

The National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. Inventory nationally rose to 1.60 million homes. More supply is showing up at every level.

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Rates remain a real factor in what buyers can afford and how long homes sit.

What this means for you

If you are a seller in 23075, supply is still tight and prices rose 8.4%. That is a different position than a seller in 23150, where homes took 35 days and fewer buyers came to the table.

If you are a buyer, 23231 added the most new listings and has the most supply. That gives you more options and a little more time. But 40.5% of homes there still went under contract within two weeks. Do not assume you have unlimited time.

In short
  1. Eastern Henrico is not one market.
  2. ZIP 23075 is the tightest, at 2 months of supply.
  3. ZIP 23231 has the most new listings and the most room to negotiate.
  4. ZIP 23150 (Sandston) is taking the longest to sell.
  5. One street can read very differently from the ZIP code average.
  6. The numbers above cover the three months ending August 31, 2026.
