Bon Air and North Chesterfield are still moving with less inventory
Fewer homes are for sale here right now. That is the one fact that shapes everything else in this market. The Real Estate Data Aggregator counted 250 homes for sale across ZIPs 23235, 23236 and 23832 in the three months ending August 31, 2026. That is down 9.4% from the same period in 2025. Yet 436 homes still sold, up 2.1% from a year before. Demand has not dropped away. The market is absorbing what is available.
Nationally, the National Association of Realtors reported 3.99 million existing-home sales in September 2026. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That rate is a real cost for buyers here. It has not stopped sales, but it does shape what buyers can afford and how they write offers.
